It is necessary to uncover any “clouds” on the title or defects, such as unpaid mortgages, judgments, back taxes, or ownership disputes. By identifying these issues beforehand, we can ensure you receive a property with a clear, transferable title, protecting your investment.

The owner’s policy protects the buyer’s investment in the property, covering up to the purchase price should title issues arise in the future, such as recording errors or forged documents. The lender’s policy, which is required by most financial institutions, protects the lender up to the amount of their mortgage. Both policies offer crucial protection but cover the interests of different parties in the transaction.

Our escrow services act as a neutral third party in a real estate transaction. We protect the funds and documents of all parties involved until all conditions of the purchase agreement are met. This includes holding the earnest money deposit, loan funds, and other payments until the title transfer is complete. By ensuring all requirements are fulfilled before releasing funds, escrow protects both the buyer and seller from potential fraud or non-compliance.

While the list can vary by transaction, common documents include: the Closing Disclosure, the HUD-1 Settlement Statement (if applicable), the Deed that transfers the property, the Mortgage and Promissory Note (if using financing), and various tax and HOA forms. Yes, we offer both remote and mobile closing services for our clients’ convenience. Through a Remote Online Notarization (RON) closing, you can sign documents from anywhere with an internet connection. We can also send a notary to your preferred location within our service area to complete the signing.

A title search can take anywhere from 1-3 business days, but the entire closing process usually takes 30-45 days, depending on whether the property has financing. For cash transactions, the closing can be much faster, often within 1-2 weeks once the title search is complete and all documents are reviewed.

The cost of our services is based on a combination of factors, including the property’s sale price, the complexity of the transaction, and the cost of the title insurance premium. The title insurance premium is regulated by the state of Florida. We will provide you with a detailed Closing Disclosure with a full breakdown of all costs, so there are no surprises at closing.
